Skip Tracer won't return 100% results, but these tips will help you achieve the best possible performance:

Address Formatting Requirements

  • Ensure addresses have separate fields for:
    • Street
    • City
    • State
    • Zip Code
  • Avoid importing all address elements into a single field

Data Types to Avoid

  • P.O. Boxes: Not included in our dataset; always use street addresses
  • Commercial properties: Low success rate
  • Bank-owned properties: Low success rate
  • Properties owned by:
    • Trusts
    • Investors
    • Limited liability companies (LLCs)
    • Estates

Special Handling for Absentee Owners

  • Map addresses correctly:
    • Property address → Property Address field in Mojo
    • Mailing address → Mailing Address field in Mojo
  • When running Skip Tracer, select the option to look up the mailing address
  • This ensures you're contacting the actual homeowner, not tenants

Understanding Success Limitations

  • Distressed properties may meet validation requirements but still lack owner information
  • Our dataset updates daily with additions, deletions, and changes
  • Owners of distressed properties often vacate and temporarily disappear from our database
